Executive Summary

The “Gift Shop” at the Avant-Garde Building has long offered a wide range of novelties and stationery inside one of the most prestigious landmark office buildings in downtown Denver, Colorado. The Gift Shop’s customers were primarily employees of the Avant-Garde Building’s tenants. The new venture, Westgate Fell, is taking over this space and redesigning it as the flagship store of the Avant-Garde Building, through a joint operation with the building’s management company. We will broaden our customer base by focusing not only on tenants, but also on neighbors of and visitors to the Avant-Garde Building. The grand opening is slated for December 9th. Our main priority at Westgate Fell is to refurbish the existing outlet to become an official store associated with the lifestyle of the professionals who are the focus of our marketing program. This business plan lays out our strategy for re-positioning the “Gift Shop” from “just-another-store” to the “Official Store of Avant-Garde.”

Company Overview

Westgate Fell is a gifts, novelties and souvenir business operating in Denver, Colorado. The business was established to serve a growing demand for quality, specialist services in this sector, where many customers are underserved by larger, less responsive providers.

Mission: To deliver consistent, high-quality service to every client, building long-term relationships based on trust and results.

Business objectives:

PeriodTarget
Year 1Refurbish and relaunch the store, build a customer base beyond the building’s tenants, keep first-year losses in check
Year 2Grow revenue by about 45 percent, reach break-even, hire an additional shop assistant
Year 3Consolidate market position, target new customer segments, build a steady net profit

Market & Customer Analysis

Industry context

When we last checked (October 2026), online sales made up 17.1 percent of US retail sales, $340.2 billion in the second quarter of 2026 (US Census Bureau).

Gift and souvenir shops are usually measured against a rule-of-thumb gross margin of about 50 percent. Westgate Fell is under it in every year. Cost of goods of $160,300 takes 56% of year-one sales of $286,300, leaving a 44% margin that climbs only to 46% by year three; the plan does not explain the gap.

The first year is a relaunch year, and the numbers show it. Fixed costs of $14,210 a month need $32,300 of monthly sales, or $387,600 a year, so year-one revenue misses break-even by $101,300 and produces a $44,500 loss. The plan's answer is the refurbishment and a customer base beyond the building's tenants, lifting sales by about 45 percent to $418,600 in year two, just above the line.

Space in a landmark building is not cheap. Rent and utilities of $61,800 equal 22% of year-one revenue, against a common rule of thumb of roughly 10% for shops, and still take 14% in year three on $461,900 of sales.
